Located in a tiny rural hamlet and set on its own in a glorious, peaceful valley, surrounded by extensive gardens, a large lawn for children to play on, woodland, orchard and meadow, and even a Tree House, holidaying here is truly the stuff of Swallows and Amazons; perfect for children and the family dog to explore and great for one or two families, friendship groups or those looking for a peaceful retreat.  
 
Please note there are many areas of water: including streams, a millpond and a fenced-in leat around the house and grounds,  so care must be taken and children supervised.  

The main house boasts three bedrooms, each a sanctuary of comfort and their own individual style, with a  
further beautiful annex completely separate from the house which sleeps two.  

Enter this beautiful main house from ground floor entrance and boot room, cloakroom and utility area adjacent, with washer dryer. 
Cosy living room with exposed original beams,  large comfy sofas, wood burning stove and Smart TV, French doors open to the terrace.  
Huge kitchen with dual aspect woodburner, arranged in a wrap-around open plan space, shared with the adjoining dining room which is simply perfect for those family gatherings. Dining table to comfortably seat 8. .  
Bi-fold doors open from here onto the superb courtyard..  
The country kitchen is equipped with an electric range cooker with induction hob, large fridge freezer, dishwasher. Island with breakfast bar and ample storage space, a marvellous area where keen cooks can be fully immersed. 
Stairs to the first floor:  
Magnificent master bedroom with high vaulted ceiling and triple aspect windows, king sized bed, wardrobes and chest of drawers. Futon for occasional use, suitable for accommodating one additional (child) guest (please advise at time of booking if this is required)  
En suite shower room, basin and WC. 
Bedroom 2 with twin 3ft single beds, chests of drawers, wardrobe space, as well as  a lovely window seat.  
Bedroom 3 with king sized 5ft bed, chest of drawers and hanging rail.

Outside, the separate annex offering peace and tranquillity away from the main house, is accessed via external stone steps and appointed with a king size bed, wardrobe, chest of drawers and central heating radiators.  
Sumptous en suite shower room, with washstand, walk in rainfall shower, WC. 

Fabulous outside dining area garden table and benches for the whole party to congregate, a fabulous pizza oven and charcoal barbecue.  
Sweeping, enclosed level lawns across the front of the house and edged by the leat that flows below, weaving across the garden in a pretty fenced waterway (children must be supervised).  
As you explore the grounds of Orcheton Mill, you'll find yourself immersed in the beauty of the landscaped gardens that weave together various elements of the property, against the backdrop of the old  millwheel. Meandering pathways lead you through lush greenery, past blooming flower beds, and woodland paths. Adding a touch of whimsy and adventure to the property is a charming treehouse nestled high among the branches of a venerable tree, perfect for stargazing, reading, or simply relaxing under the trees. 

There is an outside tap for muddy dogs in the courtyard and outside the stable door by the annexe 

A large gated driveway opens from the quiet country lane to ample parking area with room for at least 4 cars.
