About the property

Couples are in for a treat at The Toll House. This charming, all on one level detached cottage, lies tucked in a fold on the edge of the beautiful Yealm estuary, surrounded by National Trust woodland and has simply glorious uninterrupted views across the water, a safe haven for all manner of craft. The coastal path runs alongside the cottage, so wonderful coastal and countryside walks start literally from the doorstep. The nearby unspoilt twin villages of Noss Mayo and Newton Ferrers offer an excellent selection of shops and pubs. Originally the Toll House for the Yealm Estuary Ferry the cottage still features the original toll charges on the side of the property, very evocative of a bygone era! This attractive, slightly unusual cottage, each room linking from one to the other, has been recently refurbished and provides a wonderful opportunity for couples to get away from it all, at any time of the year. Here you can explore some of the loveliest areas of South Devon, wake up to the sound of water lapping and ducks quacking, curl up on a window seat with a book or simply observe the activity on the sparkling River Yealm from the comfort of the cottage. On sunny days the pretty, gently tiered garden and summerhouse provide a peaceful spot from which to enjoy the stunning views and you can even bring your own dinghy that can be kept below the cottage on a private slipway, by arrangement.

Accommodation:

Front door into small tiled hallway supplied with coat hooks and washing machine. Off the hallway is a small shower room with corner electric shower, heated towel rail, basin and WC. The hallway opens into the attractive double bedroom furnished with a 4ft 6in bed, chest of drawers, hanging hooks and there are lovely window views. Door from here into the bright, spacious, well furnished living room with two sets of windows overlooking the estuary. The well equipped and refurbished kitchen is partly partitioned from the lounge area and has a range of cream units, fridge/freezer, ceramic hob, electric oven and microwave. The sitting room has a comfortable sofa, chair, dining table to seat up to 4, a hearth inset with an electric flame effect burner, LCD TV with DVD player, CD/cassette stereo player and plenty of books. A small rear lobby provides a storage area for boots and has access to the garden.

Outside:

From the rear lobby a door opens to a patio area with steps down to the coastal path that runs below the cottage. From the patio, steps lead up to three terraces, the first supplied with table and chairs, the second has a glass summer house with garden furniture and the third with a bench and rotary line. Below the cottage is a private slipway, where, by arrangement, small dinghies can be kept, launching at the main Noss Mayo slipway. The property is supplied with its own UV filtered water.

Parking: For one car only, sharing use of owners' driveway.
